Funding built around cash flow

Chattel mortgage, lease or a line of working capital. We'll talk through what each option does to your balance sheet.

They land differently on your balance sheet and your BAS. We map out what each one does before you sign anything.

Financials not ready? Plenty of lenders will work off an ABN and bank statements instead. We know which ones.
Cash flow, not just the rate
A cheaper rate over a shorter term can hurt more than a slightly dearer one that fits your month. We model both.
Secured against what
Property, equipment or nothing at all. What you put up changes the rate, the limit and how fast it moves.
Seasonal and lumpy income
If your money comes in waves, repayments can be structured around it rather than fighting it every month.

What is a business loan?

A business loan is funding taken in the name of the business rather than the person. It covers everything from a single asset purchase to working capital that smooths out a lumpy month. The structure matters as much as the rate, because different structures land differently on your balance sheet and in your BAS.

The three you will hear most are a chattel mortgage, a lease and an unsecured cash flow loan. They are not interchangeable. Picking the wrong one is the sort of thing you live with for four years, so it is worth ten minutes now.

Everything about business loans

The questions we get asked most, answered properly rather than in sales copy.

Chattel mortgage, lease or rental

A chattel mortgage means the business owns the asset from day one and the lender takes security over it. It sits on your balance sheet, and for a GST-registered business the GST on the purchase is generally claimable up front. It is the most common structure for a reason.

A finance lease means the lender owns the asset and you pay to use it, with an option at the end. A rental or operating lease keeps it off the books entirely and hands it back at the end.

Which one suits depends on your tax position and what you plan to do with the asset at the end of the term. It is worth a short conversation with your accountant before the paperwork, not after.

Full doc or low doc

Full doc means you hand over financials, tax returns and BAS. It usually gets you the sharpest rate and the highest limits, because the lender can see everything.

Low doc works off less, typically your ABN, GST registration and six to twelve months of bank statements. It is faster and far more forgiving of a set of financials that is not ready yet. You pay for that in the rate.

If your last return is more than a year old, low doc is often the honest starting point rather than a fallback.

What security actually does to the deal

Security gives the lender something to fall back on, and the price of your loan moves with it. An asset-backed loan against equipment or a vehicle is cheaper than the same amount unsecured.

Property security is cheaper again, but it is the biggest commitment you can make. Putting the house behind a business facility is a decision that deserves more than a phone call.

Unsecured cash flow lending is the most expensive and the fastest. For short-term working capital that is sometimes exactly the right trade.

How lenders read a business

Time trading, turnover, how consistent the bank account looks, and whether the ATO is paid up. Most will want twelve months of trading, though there are lenders who go earlier at a price.

Directors matter too. Personal credit files get pulled, and a personal guarantee is standard on most small business lending.

A dishonour or two on the statements does more damage than people expect, because it is the cleanest signal of stress a lender has.

Structuring around cash flow

The cheapest rate is not always the cheapest loan to live with. A short term at a low rate can strangle a month that a slightly dearer, longer loan would have handled comfortably.

If your income is seasonal, say it up front. Repayments can often be structured to match, with lighter periods through the quiet months and more when the money arrives.

We model the repayment against your worst month rather than your average one, because that is the month that decides whether the loan works.

The tax side, briefly

Different structures are treated differently. Interest and depreciation on a chattel mortgage are usually deductible for the business-use portion. A rental is generally deductible as an operating expense instead.

Instant asset write-off thresholds change, sometimes at short notice, and they are worth checking for the current financial year rather than assuming last year still applies.

We are finance brokers, not accountants. We will lay out what each structure does so you can have a short, useful conversation with yours.

Before you sign, think about these

Six things worth a minute each. They are where the money actually moves.

How long you have been trading

Twelve months is the usual threshold. Under that the panel narrows and the rate lifts, but it is not a closed door.

Your bank statements

Six to twelve months is what most lenders read first. Dishonours and a creeping overdraft do more damage than a soft month of turnover.

The ATO

An unpaid or unarranged tax debt is the fastest way to a no. A payment plan already in place is a very different conversation.

Term against asset life

Funding a five-year asset over seven years means paying for something after it has stopped earning.

Personal guarantees

Standard on most small business lending. Worth knowing exactly what you are signing rather than assuming.

Refinancing later

As the business strengthens the rate should follow. Check early payout costs now so the option stays open.

The costs that hide in the fine print

A low advertised rate can still be the dearer facility. These are the line items to hunt for before you commit:

  • Establishment and monthly fees. Common on business facilities and rarely mentioned in the headline rate.
  • Early payout and break costs. If you plan to refinance or sell the asset before the end, this is the number that decides whether that is worth doing.
  • The balloon or residual. It falls due whether or not the asset is still earning by then.
  • Brokerage and origination. Ask what is being charged and by whom. We tell you ours up front.
  • Direct debit and dishonour fees. Small individually, and they add up fast on a facility that is running tight.
Have us structure itWe compare the panel and tell you what each one really costs.

Can your business qualify?

Time trading

Many lenders want around 12 months. Some go earlier, at a higher rate.

Turnover

Unsecured lenders set a minimum turnover, and it varies between them.

ABN and GST

An active ABN, and usually GST registration.

Clean statements

Few bounced payments and a steady account. It is the first thing lenders read.

The ATO

Tax paid up, or a payment plan in place.

The directors

Personal credit files are checked, and guarantees are standard.

Which one fits

TypeHow it worksOften suits
Term loanA lump sum repaid in fixed instalmentsA set purchase, fit-out or project
Line of creditA limit you draw and repay as needed, paying interest on what you useCash flow gaps and seasonal swings
OverdraftA buffer on your business transaction accountSmall, ongoing timing gaps
Asset financeA loan or lease secured against the assetVehicles, equipment and machinery

More in line of credit vs term loan. For assets, see equipment finance and business vehicle finance.

Secured options, and what they put on the line

The asset

Asset finance is secured against the vehicle or equipment you are buying, which keeps the rate down.

Your home

Property security gets the lowest rates and the biggest limits. It also means your home secures the business's debt, so take advice before you offer it.

Director guarantees

Most small business loans ask the directors to guarantee the loan personally. If the business cannot pay, the lender can come to you.

An example: what a $50,000 loan really costs

Illustrative only. A $50,000 unsecured business loan at an example rate of 12.00% p.a. with a $500 establishment fee paid upfront, repaid monthly. Unsecured rates vary widely and are often higher.

SetupRepaymentTotal repaid, incl. fee
Two years$2,354 a month$56,988
Three years$1,661 a month$60,286
Three years, paid out after 12 months (payout about $35,280)$1,661 a month$55,708

Three years saves about $693 a month against two, but costs about $3,300 more. Paying the three-year loan out after a year saves about $4,600 of interest, less any early payout fee, so check that fee before you sign.

These figures are illustrative only. They are not a quote, a current rate or an offer of credit. Your rate, fees and terms depend on the lender, the business and your circumstances. Repayments are made at the end of each month and rounded. The example assumes the fee is paid upfront and no early payout fee.

What you will need

Smaller, unsecured amounts

  • Your ABN and ID for each director
  • Six to twelve months of business bank statements
  • Details of existing business debts

Larger amounts

  • Everything above
  • Financial statements and tax returns, usually for the last two years
  • Recent BAS and an ATO statement showing tax is up to date
  • For secured loans, details of the asset or property

Business loan questions

How long do I need to be trading?

Many lenders want around 12 months. Some go earlier at a higher rate, and asset finance is often easier for newer businesses.

How fast can I get the money?

Most approvals come back within 24 hours. Bigger or secured loans take longer, because there is more to check.

Do I need property as security?

No. Plenty of business lending is unsecured or secured against the asset you are buying. Property security lowers the rate but puts your home on the line.

Will applying affect my personal credit score?

Directors' credit files are usually checked when you apply, which leaves an enquiry. Getting a quote with us does not.

Can I pay it off early, and what does that cost?

Often, yes. Some lenders charge an early payout fee or a break cost (a fee for ending a fixed rate early). Ask for it before you sign, especially if you might refinance.

Buying equipment or a vehicle? See equipment finance. Unsure between secured and unsecured? Read secured vs unsecured loans.
